If you need the car out before we arrive, release the opener with the red cord only when the door is fully down, and lift with both hands and a straight back. If the door does not move easily, leave it - it is telling you the counterbalance is gone.

Before you call: four things you can look at

None of this involves touching anything under tension, and all of it makes the phone call shorter and the estimate more accurate. Two minutes in the garage with the door down is enough.

  1. Measure the headroomFrom the top of the opening to the ceiling or the nearest obstruction. Under about twelve inches means low-headroom track, and it is far better to know that now.
  2. Measure the backroomFrom the opening to the back wall. The door needs the height of the door plus roughly eighteen inches to sit on its horizontal track.
  3. Measure the openingWidth and height of the hole, not the door. Take it at two points each way in case the opening is out of square.
  4. Decide what the garage is forA store room and a workshop want different doors. Insulation is the specification that changes the room, and it is the one people regret skipping.

What the job actually includes

What to use, and what to stop using

The most common thing we find on a badly maintained door in Tulsa is not neglect - it is the wrong product applied enthusiastically.

WD-40 is a water displacer and a solvent. Sprayed on hinges and rollers it strips the grease that was doing the job and leaves a film that attracts dust. It has a place on a garage door and that place is nowhere.

What people get told that is not true

All new doors are much the same.

Insulation is the difference you will actually notice. A non-insulated door is roughly R-0 to R-2; polystyrene-core around R-6 to R-9; polyurethane R-12 to R-18. The polyurethane doors are also stiffer and markedly quieter.

The old track can be reused.

Sometimes it physically can, and it is still the wrong call. Track is set plumb and square to the new door, and reusing track that has been running a different door for twenty years is where new-door noise complaints come from.

The opener has to be replaced too.

Only if it is near its age or already faulty. If it has years left, it stays - though changing it while the door is off costs almost nothing in extra labor, which is worth knowing before you decide.
